What This Service Is

A Sale Deed is the main document that transfers ownership of property in India. Once registered, it makes you the owner and creates a public record of the deal. An Agreement to Sell (ATS) is a preliminary contract. It sets out the terms of your future sale. It gives you an equitable interest in the property — a right to the property even before legal title transfers — and the right to demand the sale happens by using the Specific Relief Act (the law that allows courts to enforce contracts).

Both documents need precise writing. Mistakes in the property description, flawed signing instructions, or vague payment terms often lead to disagreements after registration.

We also consider the latest laws and court decisions about sale deeds. This includes sections like recitals (background facts), warranties and representations (guarantees about rights and ownership), details defining each party if relevant, and how possession and payment will work.
