A Lease gives the tenant, called a lessee, a long-term right to the property. These rights can even stand against a new owner if you sell the property. A Leave & License Agreement only gives a personal permission to use the property. It does not create any lasting right to the property. It is much easier to end and enforce than a Lease.
In places like Delhi-NCR, most agreements for homes and businesses are Leave & License agreements. This is done specifically to keep your right, as the owner, to cancel the agreement and get your property back. Using the wrong agreement, or an agreement written poorly, can trap you under old rent control laws. It can give tenants rights to stay that last longer than you agreed. It can also make getting your property back a very long court fight.
